  • Responsible for corporate project financial planning process including project onboarding projections and annual financial forecasts;

  • Analyze financial data with Excel model and Power Bi tool and create financial reports by collecting, monitoring and creating real estate models in excel for real estate acquisition decision making;

  • Present financial reports with Power BI tool and provide variance analysis and consultant, such as internal rate of return analysis, master rent roll analysis and annual project forecast, for management department and investors;

  • Track project-based income statement financial status by comparing and analyzing actual financial incomes and expenses and forecasts;

  • Improve financial status by analyzing results and variances from comparison between actual and forecasted performance ; identifying expense trends and recommending actions, for example, by comparing different projects’ expenses, point out the expense outliers and switch venders if necessary;

  • Provide information to management by assembling and summarizing rent roll and operating expense budget data, preparing income and expense reports, making presentations of findings of management problems, analysis of reports, and recommendations for needed improvements to reduce expenses;

  • Researching and analyzing real estate related industries and companies including construction, retail, restaurant, etc, historical financial statements of the acquisition project and forecasting the project financial based on research with time series data model

  • Building financial models and performing valuation analysis in Excel and Power Bi for project due diligence;

  • Assisting in the business development by providing necessary financial analysis and reports generated and execution of due diligence of project acquisition processes.
